Search the buyer's company name on the California Secretary of State business search at bizfileonline.sos.ca.gov. A registered, active entity with a real filing history is a good sign. No record at all is a red flag. Search "Summit Acquisitions Group Inc." there right now if you'd like.
Before signing anything, ask for a bank statement, verification-of-funds letter, or proof-of-funds letter showing the buyer (or their funding partner) actually has the cash to close. A real cash buyer will provide this without hesitation.
